1. INTRODUCTION

This Land Banking & Capital Partnership Terms (“Partnership Terms”) document governs all land banking, joint venture, and capital partnership engagements facilitated by REDOC HOMES LIMITED (“REDOC HOMES”, “Company”).

By subscribing to, participating in, or funding any REDOC HOMES land banking or partnership project, you (“Investor”, “Partner”) expressly agree to these Terms in addition to the general Website Terms & Conditions and any project-specific agreements issued.

2. NATURE OF LAND BANKING PROJECTS

Land banking projects are long-term real estate wealth strategies involving:

  • Acquisition and holding of land assets
  • Planning, title perfection, and infrastructure staging
  • Appreciation over defined project cycles

Land banking is not a fixed-income product and does not guarantee short-term liquidity or returns.

3. PARTNERSHIP STRUCTURE

Depending on the project, partnerships may involve:

  • Capital contribution by investors
  • Land contribution by landowners or third parties
  • Technical, operational, and project management expertise by REDOC HOMES

REDOC HOMES acts as:

  • Project facilitator and manager
  • Technical and execution partner
  • Marketing and coordination lead

REDOC HOMES does not act as a trustee, fund manager, or custodian of investor funds unless expressly stated in writing.

4. CAPITAL CONTRIBUTIONS & DEPLOYMENT

  • Capital contributions are project-specific and subject to stated minimums
  • Funds are deployed strictly according to project timelines and milestones
  • Capital once deployed into land acquisition or project development is not liquid until exit milestones are reached

Investors acknowledge that delays may arise due to regulatory approvals, title perfection, or infrastructure development.

5. RETURNS, APPRECIATION & EXIT

  • Returns are primarily derived from land appreciation and project value creation
  • Timelines provided are estimates, not guarantees
  • Exit options (outright sale, phased liquidation, or asset allocation) are project-specific

REDOC HOMES does not guarantee profit, appreciation rates, or exit timelines.

6. FEES & COSTS

Projects may attract:

  • Management fees
  • Legal and documentation costs
  • Infrastructure or development levies
  • Government charges

All applicable fees shall be disclosed prior to commitment.

7. INVESTOR OBLIGATIONS

Investors agree to:

  • Review all project documents carefully
  • Seek independent legal, tax, or financial advice
  • Comply with funding timelines and documentation requirements
  • Acknowledge project risks

8. NO FINANCIAL OR SECURITIES ADVICE

REDOC HOMES does not provide:

  • Investment advisory services
  • Securities brokerage or portfolio management

All participation decisions are made solely by the investor.

9. LIMITATION OF LIABILITY

REDOC HOMES shall not be liable for:

  • Market fluctuations
  • Policy or regulatory changes
  • Acts of third-party landowners or developers
  • Force majeure events

10. GOVERNING LAW

This Partnership Terms document shall be governed by the laws of the Federal Republic of Nigeria.


1. Acceptance of Terms

By using any service offered by Redoc Homes, you agree to comply with these Terms & Conditions, as well as our Privacy Policy. If you do not agree, please discontinue use of our services.


2. Definitions

  • “Company”, “We”, “Us” refers to Redoc Homes.

  • “Client”, “You”, “User” refers to any individual or organization using our services.

  • “Services” include property sales, rentals, property management, consultations, inspections, and all real estate-related services we provide.


3. Scope of Services

Redoc Homes provides:

  • Property sales and purchase support

  • House/land rentals and leasing

  • Property management

  • Real estate advisory and consultations

  • Marketing and listing of properties

Each service may have additional conditions communicated to you before engagement.


4. Client Responsibilities

By using our services, you agree to:

  • Provide accurate and complete information

  • Honor all agreements made in writing or during transactions

  • Make payments as required and on time

  • Comply with property regulations, community rules, and terms set by landlords or developers


5. Property Information & Listing Accuracy

Redoc Homes ensures that property descriptions, images, prices, and availability are accurate at the time of posting.
However:

  • Prices may change without prior notice

  • Property availability is subject to first-come, first-served or seller approval

  • Measurements and descriptions may vary slightly during construction or changes made by property owners

We are not liable for changes made by third-party property owners or developers.


6. Payments & Fees

Clients agree to make payments through approved channels.
Payment terms include:

  • Non-refundable inspection fees, unless clearly stated otherwise

  • Agency fees, commissions, or service charges where applicable

  • Initial deposits that may be required to reserve a property

Proof of payment must be provided for all financial transactions.


7. Refund Policy

Refunds apply only where:

  • A payment was made in error

  • A property becomes unavailable due to seller/owner-related issues

  • A refund is requested within the refund window stated for that property

Refunds do not apply to:

  • Inspection fees

  • Processing or administrative charges

  • Services already rendered


8. Property Inspection

Clients are encouraged to inspect properties before making commitments.
By proceeding without inspection, you agree to take full responsibility for the decision.


9. Agreements & Documentation

All commitments, payments, and obligations between the client and Redoc Homes must be documented.
This may include:

  • Contract of sale

  • Tenancy agreement

  • Payment receipts

  • Allocation or offer letters

Failure to sign required documents may result in delays or cancellation.


10. Limitation of Liability

Redoc Homes is not liable for:

  • Losses arising from incorrect information provided by clients

  • Actions of third-party property owners, landlords, or developers

  • Delays caused by government processes or regulatory authorities

  • Damages or losses resulting from misinterpretations or failure to follow professional advice


11. Intellectual Property

All content on the Redoc Homes website and platforms, including logos, images, text, and designs, are property of Redoc Homes.
Unauthorized copying or use is prohibited.


12. Privacy & Data Protection

We collect and use client information strictly for:

  • Processing property transactions

  • Communication and customer support

  • Legal and regulatory compliance

We do not sell or share client data with unrelated third parties.


13. Termination of Service

Redoc Homes reserves the right to:

  • Decline service

  • Terminate partnerships

  • Cancel transactions

14. Governing Law

These Terms & Conditions are governed by the laws of the Federal Republic of Nigeria.
